ADOPTED NEGATIVE DECLARATIONS, September 2005 -November 2007:

  • Development Review Application (07DRC-12) for construction of a two-story, 23,579 square foot medical office building on a vacant, 2.1-acre site. The proposed building will be cut into the hill and includes 12,181 sq. ft. on the first floor, and 11,398 sq. ft. on the second floor. The project is located at 380 Crown Point Circle (APN 09-700-21) within the SP1-A (Whispering Pines Specific Plan) Zoning District.

  • Tentative Map (07PLN-08) & Planned Unit Development (07PLN-09 Applications to subdivide one (1), 36,590 square foot parcel into seven (7) residential parcels ranging in size from 5,001 to 6,880 sq. ft. The project includes five (5) existing single family residential (SFR) units and the construction of one (1) duplex (two residential units) on two (2) lots, located at 415-515 Mill Street (APN 29-150-19) within the R-3 (Multiple Family Residence) Zoning District.   •  Development Review (05DRC-22) & Use Permit (05PLN-30) for Cingular Wireless for the replacement of an existing 88’ tall wooden cellular communication pole with a 116’ mono pine pole, located at the City’s water treatment plant site at 11808 Alta Vista Ave. (APN 08-011-14) in the OS (Open Space) Zoning District.   • Rezone (05PLN-19) and / or General Plan Amendment (05PLN-20) for 357 parcels throughout the City of Grass Valley; the purpose of the General Plan Amendments and Rezoning is to establish consistency between the General Plan and Zoning Ordinance.   • Tentative Map (04PLN-33) to subdivide a 1.79 acre parcel into six (6) lots in the R-1 (Single Family Residence) Zoning District, located westerly of Marshall Street and easterly of State Highway 49/20 APN 29-150-27). Adopted by Planning Commission October 8, 2005. (0.57 MB)
  • Tentative Map (05PLN-07) & Planned Unit Development (05PLN-08) for the development of 11, two-story, detached single family residential units and creation of 12 separate parcels on 1.36 acres in the R-3 (Multiple Family Residence) Zoning District, located at 634 Town Talk Road (APN 35-550-03).   • Rezone (04PLN-35) & Tentative Map (04PLN-09) for the “Ridge Village” residential project for the rezone from R-1 (Single Family Residence) to R-1/PD (Single Family Residence / Planned Development) and the subdivision of three parcels into 49 parcels and the construction of 48 detached single family residential units with related improvements on 10.6 acres, located northerly of Ridge Road and easterly of Slate Creek Road (APNs’ 08-060-16, -31 & 08-050-05).   • Development Review (06DRC-05) for “Grass Valley Self Storage” to construct a 33,600 square foot expansion that includes a two story self storage facility in six separate structures on 1.68 acres, located at 946 Golden Gate Terrace (APN 09-540-59).   • Tentative Map (05PLN-40) to create 10 parcels and Planned Unit Development (05PLN-41) to change the zoning from R-3 (Multiple Family Residence) to R-3/PD (Multiple Family Residence / Planned Development) for “Habitat for Humanity” located at 543 Ivy Street (APN 08-260-46). The project consists of a 10-lot subdivision (lots ranging in size from 1,817 to 2,743 square feet in size) and PUD allows smaller lot sizes and flexible setbacks. ·    Development Review (04DRC-70) for “Hills Flat Lumber” to construct a 61,248 square foot new builders supply and lumber yard located on the east side of Railroad Avenue (APN 09-20-16 & -22) within the C-3 (Heavy Commercial) Zoning District.   • Tentative Map (06PLN-10) & Planned Unit Development (06PLN-11) to change zoning to R-3/PUD (Multiple Family Residence / Planned Development) for “Ironhorse II”, a subdivision of 5.4 acres into 62 residential lots and construction of 62 detached single-family residential units, located at 465, 475, 485, 495 & 505 Bennett  Street (APNs’ 09-261-11, -12, -13, -14, -22, -23, -24, -56, 09-250-11 & 09-560-03), within the R-3(3110) (Multiple Family Residence, 3110 square feet per unit).   • Development Review (04DRC-38) for the construction of a 25,224 square foot medical office building located at 280 Sierra College Drive (APN 35-540-04) within the CBP (Corporate Business Park) and OS (Open Space) Zoning Districts. Adopted by Planning Commission September 19, 2006. (0.30 MB)
  • Tentative Map Application (07PLN-07) to subdivide a 30,854 square foot parcel into three (3) residential parcels resulting in a 10,000 sq. ft., a 10,645 sq. ft. and a 10,209 sq. ft. parcel. An existing single family residence is located on the property, and would remain on one of the proposed lots. The subdivision would create the potential for development of two (2) detached single family residences on two (2) other proposed parcels. The project is located at 418 Chapel Street (APN 29-080-50) within the R-1 (Single Family Residence) Zoning District. Adopted by Planning Commission May 15, 2007.
  • Tentative Map Application (06PLN-36) to subdivide one (1), vacant 45,000 square foot parcel into three (3), 15,000 sq. ft. parcels at 254 Jill Road (APN 08-170-51) within the R-1 (Single Family Residence) Zoning District. The subdivision would create the potential for development of three (3) detached single family residences. Adopted by Planning Commission June 19, 2007.
  •  Development Review Application (04DRC-10) to construct a seven (7) unit apartment building on a 15,784 square foot parcel. The project includes demolition of an existing single family residence located on the property. The project is located at 342 Pleasant Street (APN 29-040-06) in the R-3 (Multiple Family Residence) Zoning District. Adopted by Planning Commission July 17, 2007.
  • Development Review Application (05DRC-45) for the construction of three (3), one-story warehouse buildings totaling 27,516 square feet with related site improvements on a presently vacant, 2.36-acre site, located northerly of Idaho Maryland Rd. and westerly of Springhill Dr. (APNs' 09-201-20 & -21) within the M-1 (Light Industrial) Zoning District. Adopted by Planning Commission August 21, 2007.
