The Planning Commission welcomes you to its meetings, which are scheduled at 7:00 p.m. on the third Tuesday of each month. Your interest is encouraged and appreciated. This meeting is being videotaped and will be re-broadcast on local cable Channel 17 at a later date. This meeting is also being recorded on audio. The location of this meeting is wheelchair accessible and listening devices are available. Other special accommodations may be made upon request to the City Clerk 72 hours in advance of the meeting.

7.0 CONSENT ITEMS - (roll call vote) All matters listed under the consent calendar are to be considered routine by the Planning Commission and will be enacted by one motion in the form listed. There will be no separate discussion of these items unless, before Planning Commission votes on the motion to adopt, members of the Commission, staff or the public request specific items be removed from the consent calendar for separate action.

8.0 HEARINGS
8.1 Planning Application (09PLN-02) for a Use Permit for MetroPCS California, LLC to erect a 95' monopine communications tower at 531 S. Auburn Street (APN 29-190-58) in the NC (Neighborhood Center) Zoning District. Environmental Assessment: Negative Declaration View Staff Report View Staff Report


8.2 Continuation of Public Hearing on Zoning Text Amendment (09PLN-04) to address minor corrections, clarifications and changes to State law affecting the Development Code; adopted by the City Council on April 11, 2007 and subsequently amended on October 23, 2007. Environmental Assessment: Utilize previously adopted Negative Declaration with an addendum for the proposed amendments. View Staff Report View Staff Report

8.3 General Plan Amendment (09PLN-06) for updating the City’s Draft Housing Element, a comprehensive housing document that examines the City’s housing needs from the present to the year 2014. The Housing Element is required to be updated by State law by August 31, 2009. The Planning Commission and City Council will review this draft and forward it to the State Department of Community and Housing Development. The City will then modify the draft based on comments from the state and hold a series of additional public hearings prior to adopting the final Housing Element. 9.0 NON PUBLIC HEARING ITEMS
9.1 Review of a Conceptual Landscape Plan for a 9,737 square foot parcel owned by the City Redevelopment Agency at 202 E. Main Street, located at the northeastern corner of the Richardson Street and E. Main Street intersection. The vacant parcel is a residual lot remaining from the City’s reconstruction and re-configuration of this intersection.
